Mumbai: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted an automatic four-month extension to eligible real estate projects under the Force Majeure provisions of the Real Estate (Regulation and Development) Act, 2016, providing relief to developers facing delays due to global disruptions.

The extension applies to projects whose original, revised or extended completion dates fall on or after February 28, 2026. The decision follows the Government of India’s recognition of the prevailing West Asia situation as a Force Majeure event and the advisory issued by the Ministry of Housing and Urban Affairs to state regulators for a uniform extension.

The move aims to address challenges arising from supply chain disruptions, shortage of construction materials and logistical difficulties, while removing the need for developers to submit individual extension applications.

Welcoming the decision, NAREDCO Maharashtra President Kamlesh Thakur said the move was a balanced and industry-sensitive step that acknowledged genuine challenges affecting project execution. He added that the automatic extension would reduce procedural delays and help developers maintain construction momentum while complying with RERA norms.

The Guardians Real Estate Advisory Chairman Kaushal Agarwal said the uniform extension would bring greater clarity and consistency for homebuyers by reducing uncertainty around revised completion timelines.

Industry representatives said the regulatory intervention would strengthen confidence in Maharashtra’s real estate sector and provide stability to developers and homebuyers amid ongoing global challenges. The decision is expected to support smoother completion of eligible projects across the state.
