250 families await dream homes

Taloja: More than 250 homebuyers at the Vijaydurga Vista housing project in Taloja are awaiting possession of their flats despite paying approximately Rs. 33 lakh each. The handover has been stalled by a legal dispute over income eligibility under the Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0). The next hearing in the Bombay High Court is scheduled for October 16, 2026.

The affected buyers were allotted flats under CIDCO’s ‘My Preferred CIDCO Home’ scheme, launched in October 2024. The dispute concerns the implementation of the scheme’s annual income eligibility limit of Rs. 6 lakh, with petitioners alleging that ineligible applicants were also allowed to participate.

On March 25, 2026, a division bench of Justices Ravindra V. Ghuge and Abhay Mantri issued an interim stay affecting the scheme. According to the homebuyers, the order restricted the handover of flats to applicants who did not meet the prescribed eligibility criteria, halting possession at Vijaydurga Vista in Sector 37, Taloja.

The buildings received a full Occupancy Certificate (OC) in November 2025. However, despite completing their payments, buyers remain unable to move into their homes.

The delay has placed many families under financial strain, as those who took housing loans are paying equated monthly instalments (EMIs) alongside rent for their current accommodation.

Homebuyers Abhijit Hande and Krishna Chandanshive said families were suffering despite having fulfilled their financial commitments. They urged CIDCO to resolve the matter and facilitate possession for eligible beneficiaries.

The Vijaydurga Vista Distressed Beneficiaries Committee has warned of intensified agitation if the issue remains unresolved. CIDCO officials said the allotment process was halted due to the court’s interim stay and the corporation submitted an affidavit outlining the relevant facts.

Families are now hoping the October 16 hearing will bring clarity and help pave the way for possession of their long-awaited homes.
