Ulwe: The upcoming inauguration of the Navi Mumbai International Airport (NMIA) on October 8, is set to transform the region’s real estate landscape. Key areas near the airport, including Panvel, Ulwe, and Kharghar, have already witnessed significant price hikes. Experts forecast property rates in Panvel and New Panvel could leap from Rs 6,500–10,500 per sq ft to as high as Rs 12,500–15,000 per sq ft post-opening.
Land prices in the Navi Mumbai Airport Influence Notified Area range from Rs 5 lakh to Rs 25 lakh per guntha, reflecting bullish investor sentiment. The airport’s enhanced connectivity, job creation, and upcoming commercial developments are driving this surge. While an economic boon, rising costs pose challenges for affordable housing seekers. The government’s complementary Aerocity project, with mixed-use development plans, will further propel the region’s growth as a major investment hub. The NMIA is poised to reshape Navi Mumbai's residential and commercial real estate markets.
