CIDCO hosts developer meeting to address key issues in Navi Mumbai and NAINA Area

The City and Industrial Development Corporation (CIDCO) organized a crucial meeting with developers from the CREDAI-MCHI, Navi Mumbai, to address various pressing issues in the CIDCO and NAINA areas. CIDCO Joint Managing Director Shantanu Goyal led the discussions, focusing on several key topics.

One major concern raised was the lack of facilities in plots allotted in Sectors 26, 27, 28, and 29 in Ulwe, even after four to five years. Developers pointed out that the areas are still covered with stone heaps, and they requested expedited clearance and plot handover. Mr. Goyal assured that the Managing Director had inspected the sites and ordered immediate action. The request by Prakash Baviskar was acknowledged.

Another issue discussed was the non-completion of land acquisition for some plots in the aforementioned sectors. CIDCO has committed to resolving these issues by negotiating with landowners and allocating new plots where land acquisition has been completed. Mr. Goyal confirmed CIDCO’s positive stance on this matter.

Developers also highlighted the prolonged allotment process in the 15.5 percent and 22.5 percent schemes. They requested a first-come, first-served basis for plot allotment instead of the current draw method. CIDCO agreed to take steps to expedite the allotment process.

Regarding the implementation of all UDCPR conditions, developers requested CIDCO to streamline the process and resolve issues directly with senior officials, avoiding repeated clarifications from the government.

Developers also urged the publication of the final Naina DCPR on CIDCO's website. Chief Planner Mr. Ravindra Mankar informed that the DCPR has been uploaded as per demand.

Additionally, developers raised concerns about the impracticality of vertical development using TDR in Naina due to cost inefficiencies. They suggested a strategic decision to allocate 22.5 percent plots instead of TDR to ensure fair compensation for landowners and prevent land encroachment. CIDCO agreed to discuss this matter internally.

The developers also pointed out the lack of coordination between CIDCO and the Collector's office in land acquisition for reservations, causing delays. CIDCO's Chief Land and Land Survey Officer Samadhan Khatkale assured immediate action to improve coordination.

Following the meeting, a delegation from CREDAI MCHI met with the newly elected Joint Managing Director of CIDCO, Dilip Dhole, to discuss developers' issues further. The delegation, including Association President Madan Jain, Secretary Prakash Baviskar, Builder Santosh Patil, and others, welcomed Dilip Dhole and Ganesh Deshmukh as joint managing directors of CIDCO.

The meeting, organized by Joint Managing Director Shantanu Goyal under the directive of Managing Director Vijay Singhal, included key CIDCO officials such as Chief Planner Ravindra Mankar, Chief Engineer Mrs. Sheela Karunakaran, Senior Planner Anupama Kanam, and Principal Land and Land Survey Officer Samadhan Khatkale. The discussions aimed to foster better collaboration and expedite the resolution of ongoing issues.
