Mira Road: Naya Nagar police have registered a case against Ostwal Builders for alleged fraudulent practices related to illegal construction and forgery.
Ranjeet Jha, a resident and secretary of Ostwal Paradise, has lodged the complaint. According to Jha, the builder initially mentioned in a 2006 sale agreement that the layout would consist of four residential buildings and one shopping centre.
However, in 2008, the builder registered four separate housing societies. The matter came to light in 2015 when society officials began collecting documents for deemed conveyance and discovered multiple irregularities.
"The builder not only illegally constructed three extra floors but also misused additional Floor Space Index (FSI) to start constructing another building (Building No. 9) without the society's consent, using forged documents," Jha alleged.
The complaint further alleges that the builder created fake revised construction permissions and forged maps, defrauding the Mira Bhayandar Municipal Corporation and selling flats to buyers, causing a loss of over Rs two crore.
Jha revealed that a written complaint was submitted in 2008 by the society’s architect, Late Sunil Chaudhary. "Had the Town Planner Department acted under the MRTP Act at that time, the builders would not have dared to engage in illegal construction," he added.
Following Jha’s complaint, Naya Nagar police have registered a case against Shree Ostwal Builders Ltd, including owners Umrao Singh Ostwal, Kuldeep Singh Ostwal, and four others.
As of the time of reporting, no arrests had been made, and the investigation is being led by investigating officer Manish Wankhede.
